Are Your Roof Repairs Covered By Your Insurance?

Fully replacing your roof can be an expensive endeavor, which is why it’s of the utmost important to have a proper homeowner’s insurance policy in place in case of severe damage.

However, it should be noted that not all of your roof repair costs are covered by your policy; some of the roofing costs could be taken out of your own pocket. For a thorough list of the covered scenarios that are included in your particular policy, you should contact your insurance agent.

Roof Repair costs typically covered by HO insurance:

Most of the damages covered in your policy will be related to weather events or unforeseen occurrences. They often include damages caused by:

  • An aircraft
  • Lightning strike
  • Smoke
  • Tornadoes
  • Intense rain or wind
  • Riots
  • Hurricanes
  • Explosions

Most insurance agents will advise you to schedule a thorough policy review each year, to ensure that you are always up to date on your policy and coverage limits.

Non-covered scenarios:

The most common policy restrictions occur when it has been determined that the damage sustained by your roof could have been, otherwise, prevented via proper maintenance.

Usually, hazard insurance will not cover most damages that have been caused to your roof due to the homeowner’s negligence. Even when the policy covers most natural disasters, you may not receive coverage if there are aspects of your roof making it more vulnerable to damage, such as unrated roof shingles.

Age of Roof:

The age of your roof has a significant impact on your insurance coverage as your policy will only reimburse you the depreciated value of an aged roof if the policy itself specifies Actual Cash Value (or ACV) as opposed to Replacement Value.

Additionally, some policies will refuse claims they deem as “cosmetic damage,” including scrapes and dents.

Roof materials:

Some types of roofing materials are not covered by an insurance policy.  You should always check with the procedures of your insurance company, especially in the event that a repair is required, while the shingles your roof used are found to be no longer manufactured as mixing roof types can most times void any warranty coverage.

In the event of a claim for your roof, an adjuster will be sent to your home to inspect the damage in order to verify the claim. If it has been determined that the damage resulted from aging or poor condition of the roof, maintenance will be deemed normal and will not be covered by your homeowners insurance policy.
